wholesaling contract

what does " This  contract is subject to my buyers approval" mean?  i recently went to Than Merill's real estate class and was advised by the speaker to put that in my contract. What is the reason being?

Hello Desitny, Basically it allows to get out of contract if you can not find a end buyer.
