My 2 cents to the mix would be The ADU is the only way so far [SB 9 and 10 not withstanding] - You should be able to take the SFR and do an attached JADU up to 500 sq ft, then you can [lot size permitting and every city has its own code so do some research] another detached or even attached regular ADU - and as long as you live there as owner occupied you can live in the SFR part, rent out the ADU and JADU- the twist we do is to rent out 30+ days as a furnished rental.

As you probably know, a tenant cannot remove items that are attached or fastened to the building....like sinks and ceiling fans....that is unless they had them installed themselves...But as @Glenna Wood said, it's probably not worth bothering to go after a tenant like this....just lick your wounds and move forward.I bet you screen the heck out of the next one, eh?

Where I am even though tenants pay for water, if it is unpaid, it gets attached to the house meaning the owner has to pay it.
