Within a short timeframe your total ROI will be better than buying, but over a longer horizon (3+ years?)

A lot really depends on risk tolerance, time horizon, etc.

@Eric Robertson - Definitely agree with @Mark Ainley, but I will say the 5-year horizon is definitely promising...Everything East of 90 in the Southeast pocket is extremely hot.  

And they are almost exclusively short-term loans, so they absorb less market risk than longer-term loans and equity investments into longer-horizon investments. 

But for those planning with a time horizon of 15-20+ years, I hope they are planning to retire much wealthier than that.

Make hay while the sun shines and watch the clouds on the horizon.

If you do, it's smart to plan/hope/investment around appreciation and prop 13 advantages with a very long time horizon.
