That's it....Ive seen posts about Xmas gift cards, and other perks to "good tenants"..... unless I'm trying to "make up" for something like a repair that took longer or became a hassle for a good client, I don't feel the need to reward them for fulfilling their obligation to pay the rent. 

Each of us trying to help one another be successful, and fulfill our hope and dreams. 

I recommend talking to your lender and learning the occupancy requirements to fulfill your loan.

Hey @Braden Alexander, in my experience the STR market has become saturated and it can be more difficult now to avoid vacancy and fulfill guest expectations.

Are you getting good quality tenants that pay rent on time, leave your property in good condition, and fulfill their lease?

 , a group  of 16 renting out 350-400 bucks a night is what I am seeing as a growing trend , folks tend to save cost and still get to visit these resorts ( except great wolf ) the pocono springs is expected to draw an additional 5 million plus visitors , no way the resorts can fulfill this demand ..

Typically a lease agreement holds all tenants "jointly and severally liable" to fulfill the terms of the contract.

Assuming they are lacking food and have a real need for such, I would give them a list of community resources to fulfill that immediate need.There are two phrases that I tend to use when a tenant asks for something unreasonable: "That would be very difficult." or "I'm not prepared to do that."
