Heck, it wasn't but a month ago that I replaced a fridge at 2:00am the same night for a guest that had a bunch of groceries and an ice cream cake for a 5 year old's birthday party that they didn't want to lose. 

Examples of what is considered Personal Property would be items not permanently attached to the Building that you provide for the tenant, such as a fridge, stove, washer & dryer, lawn equipment, etc.For single families, this is usually a low limit, but if you have a 20 unit building with $1500 in each unit, you could have $30,000 of personal property not covered if there is a total loss.All in all, I'd say only 1 out of 10 of my clients carry the coverage.

So if we assume each unit has an HVAC system ($4,000), water heater ($800), fridge ($1,000), range ($750), and dishwasher ($500), then that would come out to $7,050 per unit per decade to replace those items.  

Its a 3 bedroom and 1 bath, its got some issues like an old AC unit, little bit of water in the basement after rains, old fridge, dishwater, bathtub, tiles and a yard that needs lots of work.

A subzero fridge (I am guessing) is going to cost more to repair and certainly to replace than a basic GE fridge from Home Depot.

This past week, the property manager emailed me to tell me that someone had stolen the Fridge and the Stove from the property.

Everyone had space in the fridge and I did the cleaning because it was a B&B.

But they didn't lose use of the bathroom, the fridge, their TV, their walls and windows, etc.
