@Herwin G. its against the law for agents to give you cash back out of their commission.what they are doing is negotiating with the seller to lower their commission in concert with lowering price.. you get the benefit of the discount but not cash

This is why I can't stand residential.There tends to be a bunch of scummy people on both sides of the coin buyers, sellers, agents are trying to make a buck at any cost.There are of course some good people in all categories it's just the barrier to entry to buy something is low for buyers and licensing is low for agents.
