The main thing with associations is you don't buy into one that is too broke, ideally your reviewing some financial data before offering, not always practical though.

We still do spontaneous giving as well, but just like planning a weekly exercise routine keeps our muscles strong and growing, I think having a plan for giving keeps our generosity attitude and practices strong and growing.What has your experience been with giving and generosity?

I think most people are reading into the scenario a bit too much... we're not looking for luxury and lots of sq footage, American entitlement, etc, but a bit more practicality would be significant. 

But how practical would that be in a rental?

So if you use best practices in property management, you probably do not need to protect the other properties individually against each other.   

After speaking with two attorneys, they strongly recommended I didn't forego using an attorney and one even said I could be at risk for practicing law without a license.

I've been listening to the podcasts and running practice numbers but would like to post the numbers and take suggestions and opinions on where to go from here with the rental. 

The posts here about these 2 states varies from legal and illegal....Practically all deliverable inventory I currently see is in these 2 states.
