Is there a real estate segment that has more demand than another?

Some segments should not be invested in.

Putting out content for 4/5 different sites to segment my audience doesn't seem like something that I would enjoy.

In the past couple of years for certain segments of Forsyth County and Cumming, I've been seeing sales prices going up each year by 10%-15%, though that has slowed in the last 5-6 months, it seems.  

Our Philadelphia market overall tends to be a very interesting market and can have low vacancy rates but that is segmented into individual classes of the rental market.

@Kenny BerriosHi Kenny,Different areas experience recession at different times.New York City may be at a different time than California, and Texas may be at another time yet.Some areas are for all intents and purposes "always in a recession" they never recovered from the 1980's when many jobs were sold off overseas to allow middlemen importers to make killing vs keep america working.Some areas are more immune than others due to large segments of their populations income and housing coming from the taxpayers.

I define a good tenant as someone who:Has stable employment in a market segment that is very likely to be stable or improve over time.Pays all the rent on scheduleTakes care of the propertyDoes not cause problems with neighborsDoes not engage in illegal activities while on the propertyStays for many yearsGood tenants are not the norm.

Think of running multiple small projects as running a big job with many work segments.

For the 2nd part of my goal, I will plan to go into the commercial segment and acquire properties with 5 or more units.

I think that sector/passion-oriented knowledge is a good way to develop specific and unique segments in a market.
