In this case, they pass it off full well knowing that is a good opportunity because they would do it themselves if their resources (capital, manpower, logistics, etc.) where not already fully tied up.

Many bank LOs have no education/training/licensing requirement, only offer that bank's specific products, and can lend in all 50 states (yay lobbying).Logistics: To avoid a last minute "oops we didn't think of that," ensure the title/escrow company down in Florida has notaries (or, ideally, offices) where you are at in New York.

It is legally the eat but logistically and physically you which will purchase the land and build the rental before selling your current rental and taking title to the new one.

I would venture to say that most RE divisions don't even know how the logistics of a wholesale deal go down - which is probably why they kind of freak out sometimes.My state is looking at it right now and we have no clue how it's going to shake out - but we are confident there will be new legislation that will effect wholesalers in the near future that applies to those with and without RE licenses.As a general rule, unless you have a RE license, it is illegal for you to advertise a property for sale that you do not own or are not a principle of.
