@Russell Brazil  Russell I also feel that you cant start this run in 08... to me 08 to 2012 was its own separate cycle and that we did not really start to rebound until 2012 to 2103.. so in my mind and it could be very diluted thinking as I am no economist or expert in high finance .. but it seems to me we are 5 or 6 years into a 10 year cycle.. it took in my mind from starting in FLA in 07 ish to 2012 to 2013 just to flush through the hangover inventory reset capital markets un thaw credit and get back into business..

Either the toilet needs a pot of water to flush it, or there is a roof leak, which could be drywall replacement in the ceiling and mold to deal with.

They don't answer their phones; can be very moody in their texting; and the properties, if you get to see them, can be heavily neglected in terms of what that agent could have been doing, (picking up newspapers, making sure there were no burned out light bulbs, flushing the toilet (!).

And the 2 in Oregon are also full blown quiet title actions that will take 5 to 10k to flush them out.. this is definitely  were a good wholesaler who has MONEY can help.and of course the cheapie houses.. those are the province of wholesalers by and large.
