@Jay Hinrichs Hey Jay, I was reading that a year ago approx. 40 of the primary 300 plus (or 200 or more they monitor) US markets were already showing major signs of a 'correction...' but of course nearly ALL of those main metros also have micro demographics therein with neighborhood market maturation stats that are not "the average" brush bristles the faux media tends to paint the "herd" into the corral with, about every decade to get them to 'stampede' for the exit doors, only to get 'slaughtered,' time, and again!

We are at less than half of the level a year ago, a dramatic decrease.So, the statics clearly show that there is an extreme shortage of rental properties for our target tenant pool which means now is a great time to buy rental properties.Walter, if you select a property that targets the right tenant pool, the odds of quickly renting the property are better today than they have been in many years.

@Glen Hark, i think now they have the slate finish or a couple of other SS finishes which emulate brushed nickel texture. and yes, your biggest enemy is dents, then a scratch pad (just try to get after tenants that scratch your SS appliance, since it's still functional....)a different approach could be: check your market what is used, then step it on one notch in wow-features (kitchen and baths sells/rent homes; you have to wow the lady/head of the family)-edit: also Memorial Day is close so maybe you can get less than $400....

Someone skilled with a roller and cut-in brush can do all the walls for that size house in like 2-3 hours.After I get a house back, I will usually go there with magic erasers, a gallon of matching paint, and a $2 disposable roller just to see how much of the walls can be cleaned up or spot-painted in a couple hours.
