To try to acquire all that real estate with your limited funds and experience, and being tied to a private lender and an inevitable difficult refi. or married to co-owner, is asking for trouble.

Hello all,I've acquired a few properties and now I'm starting to enter the refi and purchase more phase.

I will take me forever to acquire properties when I keep putting down money for down payments and will take a long time to make that money back.

All three properties were acquired through a previous tax sale by the current owner who is looking to sell them to me.  

The seller wants 9.5% for the seller carryback though, which would gouge our cash on cash returns, so we're pursuing other avenues to acquire it with JV Equity or private money.
