You need the connections or manpower to scour the counties recorders offices for seller carry backs then build a data base of those.. then you have to try to skip trace or other methods to get to the Beneficiary of those notes.

There use depends on the type of trust setup - they can be used to bypass probate; eliminate ownership and control from a person subject to lawsuits; skip a generation on an inheritance and hence skip inheritance taxes, and numerous other uses.

I would strongly advise anyone starting out not to be in a rush to skip steps, but rather to take the time that it takes to save for the first few to learn and pay down "the dumb tax" of figuring out what you don't know.Â
