But, I know many people with a lot of inherited money who invested in communities and lost their shirts just as I know many who started with little - or nothing - and did very well.

Looks like I got in late in this conversation, but I would look on the note for a stamp that acts as an endorsement of the allonge. 

Use real stamps.  

I am not talking about the Pros who are able to buy many rentals in each State and somehow keep them going without losing their shirts in the Downtrends.

Since I don't have a lot of money mailing tons of letters and mailing a few a week using a book of stamps twice a month would still take a long time.

At the end of the day, if you include a few more addresses that do not make sense, don't worry about it (it is just a few stamps and paper/ink).

Does that $4500 cost entail the CAD drawings, Engineer stamp, and Architectural stamp? 

Need me to mail some flyers, I can lick stamps with the best of them, Need me to make coffee, I can do that too.

This way they can't say they will not reduce or do not remember that discussion etc.With larger homes there tends to be bigger commissions but you can also lose your shirt quickly if you do not protect yourself as a broker/agent.
