That discount as well as the vintage of the loans insulates the fund, in a sense, from fluctuation in market rates rising and falling.There is a correlation to investor desired returns and prevailing market interest rates and returns however in general the closer you are to market returns via market interest the more sensitive the investment would be to rate movement.

The demand for a corporate rental is a different conversation which is subject to local business, but two things here:1) If the property is located in an area where only a handful of businesses would likely require its use, you are a lot more sensitive to local market pressures/economics compared to a place that is close, proximity wise, to not only multiples businesses which could demand your property but also multiple industries (Ie: tech, hospitals, finance, etc).

thank you all for your opinions but I see some are getting a little to sensitive so let me clarify this. again I'm not knocking any because if it wasn't for my realtor I wouldn't be getting the deals right. what I'm trying to get is a better understanding is if it's worth getting it at retail price.
