If in the rare chance they do allow short term rentals in the HOA rules/regulations and association documents, don't be surprised if they change that ruling after you buy. 

Perhaps it is hard for people from the states to understand - but the rule of law, and clarity in regulations etc really makes it so much more attractive than other places where you never know what new policies might come into effect forcing you to take massive loses etc.

I've been thinking I want to work for real estate investors in whatever capacity if I can be trained and also learn at the same time, or work somewhere that would still allow me to have an income while I'm learning at the job within the real estate environment.... does this sound like a good idea? 

It's worth mentioning the STR regulations are relatively new, and I think some properties currently operating are basically grand-fathered with the old permit, and I don't know if being a new owner one'd be able to get a new permit if it's not in the designated location.

The IRS has a regulation that amounts less than 15K are tax-exempt, of course, this requires you to file a tax return.

I agree, shorter-term plays are tough in the current environment, and patience paired with a strong strategy often leads to success, unfortunately this is a strategy that a lot of real estate investors don’t really have the experience and the patience to follow.
