I have recieved a phone call from a lady in Tampa FL who is 3 months behind on her mortgage payments and wants to get rid of the property.She was working with another investor but she has not been able to get in touch with him for weeks.

She has recieved many offers from people who want to scrape it off and rebuild on the lot.

Brandon, it is true if you had a deal it would be some much easy to build a cash buyers list and the truth is that you can only grow this over time. every call you recieve, email responding to a houses for sale etc.. those should be added in to a list.If you want to build a list here is how i started and it is what I do till this day.

I have had 2 classes and the information that I'm recieving has been beneficial already.

I charge about 10% late fee after the 5th of the month. and a flat rate fee each day after.This month I still haven't recieved the rent.

The property prices are high and the rents are not all that high where you will even find 4 plexes for sale.On a positive note, you will recieve tax breaks. 

I want to handle the mail issue cause it's annoying but ultimately I'm concerned about what weird things he can do having the address on his licence and having recieved mail there for a few years.

I sent out one yellow letter and recieved a call from the seller that same day.
