I did the deal for leas than 15k and got a 3 unit building for $417500 with the 203k loan.

Are u saying you can control a property on a leas option for nothing down then lease it out etc?

I'm going to reach out to a real estate attorney but just hoping to get some insight on the eviction process for a hold over tenant or someone who stays outside the leas end date, back story is..Bedroom rentals, I don't live there and haven't had this issue yet but i have a tenant whos year lease is finally up September 1st and doesn't sound like he wants to find another place to live.

Even tough disability payments are subject to income taxes, they do not qualify as earned income for making IRA or solo 401k contributions because your personal efforts ( at leas in the eyes of the government. :) did not help create such income, which is the cornerstone of self-employment income (earned income).  

I have been looking for multi family buy and hold properties across southern Minnesota and have found multiple fabulous deals in Albert Lea.
