But in my opinion, the biggest issue I see with folks jumping into their first "big" multifamily deal is the quality of the pro forma. 

I've seen folks charge as high as $5,000 to $10,000 for tax planning and tax preparation, But i also know high quality folks that have fees are around $1,200 to 2k.

Respond within minutes to each one, as tenants often go with the first responsive option.Ensure you have high-quality photos that make your property stand out against the competition.

I know sometimes no matter what everything just isn't for everyone however if you stick to quality service you'll hit the goal more times than not.

Any MF of the quality and size (50 up) I would have been interested in would have been cash flow negative for the next 5 years or so, even with 30% down.
