If you have a business entity(you want to properly track money going in / out from its owners).They will likely be classified as contributions / distributions.Best of luck!

@James Wise MICHIGAN UPDATE: new law went into effect January 2, that landlords can no longer discriminate on tenant income source.

We have been primarily buy and hold and wanted a secondary source of capital to fund our buy and holds.

FF isn't the only source, of course, but it is one of the most well know.

First step is always to cut the water source and fix the leak asap.

Recommend you look at Lockly locks with built-in camera, so you can also see who looked at the property and tell if the door was properly closed. 

There are various other items that may come up such as: Proper firewall suppression, adequate entrances/exits for fire safety, stair safety, size of kitchen appliances, etc... for my specific example.
