I can see a scenario where commercial residential impacts non-commercial residential.

Luckily a law just passed that will make it illegal for the School Board to go after non commercial properties for back taxes so you should be safe going forward on having to pay back taxes.The way I typically go about it is I look at the taxes charged vs the tax assessment value to determine the percentage of taxes in that specific area (it varies widely across Columbus). 

Tucson is also the only major city linking shipping ports in Southern California with the entire state of Texas, which is why we've been seeing expansion from companies like Amazon and Homegoods.As to its investment prospects, I find there to be greater inventory of non-commercial multi-family properties (2-4 units) in above average or even luxury areas downtown, or in well-established neighborhoods adjacent to the University.

I have financed plenty of rentals that were vacant.Same here...but I should mention that this is for non-commercial financing.  

Does anyone know if you have a 1031 property where it is fully paid off, may you use the equity to get a line of credit for non-commercial purchases?  

Lending for non commercial property in LLC or trust is definitely more difficult.

I know there are non-commercial multifamilies but you'll see a lot more of them just cruising the apps that pull from the MLS.

There are lots of non-commercial options that someone can use in order to treat them at an affordable price.

Finding a <1% property that would have have low/no cash flow was still the norm then, now it rarely works to make much of anything in non-commercial sized rentals unless you are house hacking and include the savings in living expenses in the numbers.Of course with the big time recent run up I will guess that must savvy equity investors (Which is what you predominately have here) are moving towards the sidelines or will start to sell as they might have seen 20-100% gains in the last 2-3 years.Buyer confidence is high right now.
