By and large the tenant is entitled to comfort meaning at some point you may need to pay for alternate lodging like a hotel.

Make sure your tenants are making other arrangements, either on their own or through the Red Cross (their Renter's insurance should provide them lodging, and, if they caused the fire, might handle some/all of the restoration).

Any suggestions around taking legal action against the company owners, lodging complaints to BBB and other media outlets to publicize their unfairly actions … especially as their intentions looked fraudulent to start with (person that I had approved and thought was my tenant had never applied and turns out to be someone else.

Without giving a 100% refund, they still would have had to pay the lodging taxes and fees despite not staying a single night.I didn’t owe them anything, but I believe in good business and helping out where I can.

Certainly not now that the new bill/zoning amendment defines STRs as being different from other uses-- boarding houses, bed and breakfasts, transient lodging, etc.Your post brings up another question though - are you planning on hosting more than 90 days per year in your home?

This is a crazy time for Montana.I was just up in Bozeman area fishing out at a nice lodge and private water, when I got back to BoZ airport I had time so picked up a RE mag prices are higher there than many west coast cities etc.. looked like 700k or so was the median price point. and buy a ranch or land and then jump to 2 to 20 mil.. and more..
