And they have legislation pending that wouldn't allow you to deny for a misdemeanor after 3 years or a felony after 5.

Thanks @Daniel H. and @Brad Sand The only reference I can find in the legislation that excludes SB9 from being used due to tenant occupancy in the last 3 years is specifically associated to the alteration or demolition (anti-displacement measures) of the unit on the property.

Don't forget about other legislation on the November ballot that can really hinder your returns from rental properties.
