I have spent the last few years working in the Pre-Fab ADU space and now working with a company called Live Near Friends and help people buy real estate with the purpose of living closer to the people they care about. 

I can definitely attribute a lot of my success over the last few years due to the connections I made on Bigger Pockets and the things I've just simply learned by listening to and reading all the great info available here!

I am responding as a consumer not a STR owner we had one its lasted for us for exactly one tenant then we felt it was too much work for the return  on investment we do much better loaning money and buidling new homes than to worry about people goofing up our homes :)I do have some MTR you know fully furnished homes in Vegas and those are money makers for us top of the line tneants paying double the going rate for rent.

We just had one last week...the "I thought we were past this" meltdown of being 42, financially secure, and doing another live in flip. 

So it's very easy to criticize these markets if you've never been here or really know anything about the area and are just making broad, sweeping generalizations, but if you have a strong team on the ground who can help you buy in the right neighborhoods and maximize your returns, you can do very well in this market, and I'm sure Detroit as well.I had a buyer who bought a duplex in Cleveland for 85k last year.  

We are budget conscious and don't want to spend much on the interior by going with a general contractors(that will be the last option).

This winter is running about 6 degrees colder than last year.

We were just really lucky to not have any major issues pop up until last year.  

Lastly, your investor agent should have access to off-market, pocket listings, fsbo, and many more deals that you can't find on-market! 

He has paid dependably, but last night he read my message and has not responded to the renewal.
