My home is currently a literal construction site and my fenced in back yard is full of debris, rusty nails, ladders left propped up against the walls and my patio furniture and BBQ grill thrown about as if they were trash.

Unless your property is rented as a furnished unit and it says that in your lease I would treat it the same as a barbeque grill or chair left by another Tenant.

You can't install a return air grille into the room if you have water heater and or  furnace in the room due to the exhaust the give off.

We have a large grassy area and are thinking about adding a covered picnic area where our residents can grill, congregate, eat at picnic tables, etc.

He tells me that one county over it can get crazy in court.For instance, one particular magistrate makes him spend tweny minutes proving his case, grills him pretty intensively, and requires that he produce every piece of paper that might be remotely relevant.Worse yet, even if the defendant does NOT show up, the magistrate still makes the LL exhaustively prove his case and jump through the same hoops.Maybe I'm spoiled because locally I've never faced that kind of nonsense.But here's my question: is that type of goofiness the norm or the exception to the rule?
