Sanded and restained all hardwoods, gutted small powder room, remodeled bathroom (besides shower), and ripped out kitchen vinyl flooring with leftover hardwood that i had from my brothers house, redid countertops, and of course a new coat of paint in every room including ceilings.  

Also did you use real hardwood floor or a different material?

Hardwood floors is a win win. 

Funny, I always thought there was more money in hardwoods than softwoods.

We used Home Legends engineered hardwood from home Depot on our personal residence.

So you don't need granite slab countertops or upper-end stainless steel appliances or Brazilian hardwoods or anything like that.

Most hardwood floors salvageable. 

My initial thought is vinyl for a rental, but if I'm flipping it in a couple years, would it pay to go the hardwood route?

Unfortunately, I had to explain to him that he put hand-scraped hardwoods in a linoleum neighborhood.It can be emotional, when you're talking about your own home, but I would expect you are asking the question on Bigger Pockets because you want real estate advice.

Hardwood flooring and new carpet would really make this home perfect.
