Check your local Habitat Stores for used material.  

I bought the home at auction he would not move and because he was a vet I let him live there for about 9 months rent free ... ( the whole reason I am no longer a landlord I loose money at it because I end up being a one man Habitat for humanity)  anyway we finally had to serve the eviction..

If you decide to go the route of purchasing these appliances, check your local Habitat for Humanity site, as they have these types of items for sale at wonderful prices, and its a way to support your local community! 

I am a frugal do it all that buys material and stuff from the Habitat re-store and saves it!

If you get a higher rental rate, it's usually offset by the cost of returning the property back to habitat condition.

We have one locally that sell doors and windows, as well as trim and many other items.Also, Habitat Restore can often have some good deals.

I tend to donate building materials, working appliances and the like to Restore/Habitat for Humanity and anything else to Goodwill.  

You are basically right next to the city, but in a quieter, prettier habitat.

Habitat for Humanity has stores and we have a great store here called Community Forklift. 

I am in the process of volunteering at habitat for humanity in the construction area to gain experience in DIY project so that I can renovate some parts of my rentals thereby reducing my over all cost of ownership.I am looking for knowledge and networking here.
