I don't remember the exact cost when I did it but I remember thinking it was cheaper than expected.I didn't see a comment mentioning that you should just include utilities in the rent and increase it based off that so I'll be that guy.

That effort can payoff big if you are known as the go to guy/gal, you're an organizer, you will know the who's and what's, you'll be seen as a contributor, not a taker, a leader and I guarantee that if you hold a decent meeting, every investor in there will be talking to  you! 

You need a company vehicle for the guy to get there.

I mean how do you ensure when you cut the check, that they have paid all of their guys and not used un-licensed subs Or our skipping out on paying for materials?
