Around here, a washer dryer fridge or stove go between $75-$125. 

Washer, dryer, fridge and stove can be your biggest appliance expense. 

Very conservative, new HVAC, new fridge/washer/dryer, etc.  

I only expected to make cosmetic repairs, redo the flooring, purchase a W&D (sellers going to purchase a new fridge & stove), then put a tenant in it.

You could have pipes in the wall that freeze, so avoid this by keeping it at room temperature.Keep the fridge on.

The job was for a 1200sqft house wash all windows, doors, walls, trim, floors, clean fridge and stove sweep garage and basement.

Also, every house comes furnished and a lot of accommodating for different items that would never be considered in the US, i.e. negotiating hard/soft bed, larger fridge, installing oven & installing a dryer. 

I will make sure the next installment of tenants from hell include a ton a fridges from hell.

If I just build a house that sort of looks like it could be multi family, such as, a house that is split into two, but doesn't have an additional range (still has an additional fridge and sink), would USDA be okay with this?

Food splattered all over the place & the kitchen sink, fridge, bath tub & toilet were biological hazards.
