I am in process of hiring a different framer to expedite the process and finish the project in the next 90 days.

Carpentry is the most fun, and a good framer or finish guy can make a ton of money.

If you are a half way decent agent, escrow officer, electrician, framer, whatever, you are surely very busy right now, and spending time working with an aspiring investor without any experience will probably come very low on your priority list. 

That is the job of your structural engineer and framer.

To spell it out, let's say the guy who gets the jobs (the GC) needs a framer/drywall hanger (the sub). 

Make sure you have the framer build from the kit plans and not from the original drawings.

Back when I was a framer I had GC's offer me into the job.

We were already replacing the siding on the house - but we ended up having to pay a framer about $1,000 a window to reframe each window and bring it up to code.  

Majority of the cost allocation was to framers for the wood and stair case.

The framer with a rough carpenter attitude neglects to cull floor joists with an excessive crown or forgets to check crown on a few and you have speed bumps to drive over!
