Value Add Before I Buy a New Primary Residence

Hey All,

Since 2014 I am still living in the first property I ever bought. I also briefly mentioned that in my journey post. My plan before I began searching for a new primary residence is to add value to my current home, without breaking the bank. The home was originally 3 bedrooms and now it has additional living space because me, my wife and contractors finished the attic. Which added another 280 square feet to the house. The windows were already existing. So it was really us adding a stair case, framing out the shape of the walls, electrical, ventilation, plywood and the final cosmetics, ect.

From start to finish we spent 12,000 dollars in materials and labor. I was able to do a large portion of the big-ticket items to save on some money.

My plan after we move out is to rent out the house and mark up the rent because of the additional space that was added. In the meantime, I will use the space as studio for my online coaching.
