I say "may" because while I have read about this in several places, I have not personally verified this to be true.I usually pay contractors by check the minute the work is finished and approved.  

A lot of our housing stock here has finished basements or in-law suites, so with something like that you can generate significant rental income for an inexpensive conversion.

of those I like next door best because it is hard to fake and the reviews are easily tied to a reviewer in your community.The costs of ADUs vary significantly for various reasons including by ground up vs conversion, difficulty with lot (sloes, access, etc), finishes, and even the size (bigger typically have lower PSF).Good luck

A underwriting that i recently completed on an offer we made i used $600/month maintenance/cap ex and believe it to be as accurate an allocation as i could predict (4/3/1, 3100’, class a finishes).I use $300/month in my market on an attached 2/1/0, ~700’.  

I updated the kitchen with high-end appliances, installed custom cabinetry, and added modern finishes throughout.

But also remember to take reports by tenants of snow not getting shoveled with a huge deer lick of salt—the crew may have just finished and snow can and does accumulate rapidly in between trips. 

They accessed the property until they finished moving everything out on January 8th.
