.$2500 seems high...not sure on sizeFlooring seems high - not sure on size...regional flooring companies in my market are very affordable and reliablePlumbing and electrical - I don't have plans to re-plumb or re-wire units every 20-30 years but do include estimated cap ex for fixtures.Off topic but consider LVT rather than laminate wood...it's very durable and can get wet.

(google search)understand you CANNOT ask extra rent beside the approved amount, and sometimes the voucher may include utilities which means the $1,400 on the voucher may be 250 for utilities and 1,150 for tenant portion + hud.also depending on tenants changing financials and family changes, the % amount paid by hud and tenant may change over time.i would give a call to local office and also find fellow landlords in the area already working with section8 to network with.you want nice,clean, durable but not very base level. section 8 tenants usually have choices so DO NOT BE A SLUMLORD.you are a nice professional provider of quality home solutions for nice tenants!

A flat roof can be just as durable as a normal roof sloped if it is installed correctly and I don't see how it can be more of a fire hazard since it is wood like the rest of the roof.

Hardwood floors are durable and if you have 'em already and they're usable, by all means, keep them.Not having anything done to them in 30 years could be a plus if the wear layer is still thick enough to allow for it to be sanded.
