Stay away from Philly as their laws are as tricky as NYC's.I would strongly recommend you purchase something within an hours drive from you so you can learn on the job as a landlord. 

Hey Rajesh:I looked all over the west coast and couldn't find much in terms of markets/job growth/other infrastructure dev that showed appreciation and cash flow (both) would be very good.

Driving by a property today to see if makes sense to walk.

Just in the past few years we've seen rapid growth in cafe's, yoga schools, restaurants and amenities operated by younger entrepreneurs. - The smaller more 'luxury' coastal areas such as Bandon, Arch Cape, Manzanita, Florence and Cannon Beach could see dramatic valuation increases as could luxury coastal estates.

We are starting to explore options for buying his shares to eliminate him as a risk and a roadblock but still have funds leftover for growth.

Sherman does seem interesting though because of the lower cost and growth potential.  

Lots of books have had a huge impact on my mindset and fueled my passion for growth.

Here are a few areas I suggest you look into:-McDonough, Conyers, and South Fulton: Steady growth and aren’t oversaturated, positive demand for MFRs.

I've never been to Memphis TN and I have looked at all the property using redfin, google maps, and I know I still need to fly out and drive all the neighborhoods.
