When Helene/Milton hit we had local displacements and I suspended any rising rates (rising naturally due to spike to demand). 

Since the changes were made, demand for the product has roughly doubled.

You don't need to buy a car dealership, it can be a side hustle or an online business.If you try to get more rent than fair market, you will rent to desperate tenants, who got rejected everywhere else.

We've seen robust demand in OCT (leaves) as well as NOV/DEC (snow chasers). 

I suspect there is something else scaring people off or there is not a demand for your property.

There was little to no demand for student housing.

I imagine there is a good level of demand for your services in a city like Nashville!
