You look at the maps, it's like a desert, right? 

We have a large 55 and older park but it is in a pretty remote location in the so cal desert so its not like thousands of people are driving by us each day.

I'm interested in the Los Angeles and Palm Springs (and neighboring desert cities) areas. 

Prop Tax's some of lowest in the country for fully service properites  IE WATER SEWER Paved ST.. schools etc.2. on going maintenance  desert scape   No lawn going wild like the mid west. 3. lack of water intrusion  4.

That’s literally less than $10 in the deserts of Las Vegas. 

Phoenix also has so much sprawl that their water consumption is relatively high per person and people insist on keeping grass lawns in a desert.
