Hello John, Thank you for your reply, yes two of the comps are on the same street and a third is on a similar street 1 mile south and with frontage on them as well, but with this in mind what would you consider an adequate discount for a busy street property If I were not able to find any recent sale comps (I keep the comps within sales of last 3 months, 200 to 300 sq ft of the subject property and like built properties). 

Rooms like that have good potential and consider an accent wall to take the eye outside, the laundry area wall being darker or the deck wall being lighter.

A tenant that is a pain and tends to stay longer could be a nightmare.In addition to a higher deposit you might want to consider an extra monthly charge for a tenant with pets.

If given the opportunity to invest in this property what would you consider an ideal purchase price?

Can the bank consider an offer of 110k on a 150K value property or I have to be exact with my offer FMV minus Rapirs.Do you think its a good idea for me also to get my own appraisal done.

If you haven't already, you might want to speak with a mortgage attorney.Also, escrowing docs and funds tends to put both buyer and seller at ease ... you might want to consider an escrow.

If you were investing in anything else would you consider an investment that loses over $20,000 a year?

You may wish to consider an S-corp for a business that generates short term gains/ordinary income.  

If this company does not offer higher limits you should consider an Umbrella policy  That policy will provide an additional layer of Liability above your homeowners Liability and your Auto Liability.
