As so many local landlords get burned by market rate renters.. they then go to section 8.. or whatever other Jackson housing authority subsidy. leases are for one year.. so you have your inspections every year and wear and tear is an issue. 

Reading this list I begin to realize why most burn out and thus not retiring from a successful career as an Agent.

Our SRPD has no section in it which specifically asks if the seller has knowledge there was past fire damage (unlike for mold) to the property, however, the buyer's inspection revealed burned wood that had been sprayed in the attic.

They say I've got a "credit", which I'll never use now because they burned me.

This is the biggest reason most housing providers burn out. 

A lot of other investors who go the same path will be burned and stuck under water once it's ready to sell.

For example, if I have 100K burning a hole in my pocket and don't know how to put it to work in RE, then maybe a good and proven 10K mentorship might be worth.
