And I get that the guys who bought BP need to make money however reading posts on other sites about how bad things here have become since the good old days is a very sad gesture for those who’ve been here since the baby was born. 

Don't be tempted by overmotivation to bite off more than you can chew with baby teeth.

Because you will wipe them out in a foreclosure, these lenders have more to lose than you and are supremely motivated to encourage your borrower to pay you.

And you risk the boy friends and baby daddy's.. that's your risk.And of course kids are rough on houses I don't care what environment they are raised in.. 

if they are not cutting it as agents they certainly wont as wholesalers.. wholesaling is so much tougher and capital intensive.. wipe out rate for agents is what 70 to 80%  and wipe out rate for wholesalers is about 95%..
