The house was a bank owned property and I was able to negotiate the price a bit down from the listing price, I dont think I had any competition at all given the condition of the house and the awkward layout.

The 750k price point is also an awkward one in a lot of ways.

I would suggest running comps for specific deals, and make sure all the comps are within the same school districts, which are obviously overlapped by this awkward, larger zip.

It will be awkward/uncomfortable, but arrange a sit down and explain it's best if she leaves without getting attorneys involved as that will affect her future rental aspects.   

And that's what I've done a bunch of times so to avoid any awkward moments. 

The living room is an awkward size too.

The other issue I've found with refinancing the commercial is that they are in an awkward loan amount being that they are sub $1M loans.

It’s gotten me out of awkward conversations when you know exact dates and times.
