My understanding is you need to have at least 90 days of continued service (on AD or ADOS).

You will want to run a test ad or two so you can get a feeling for demand as and run comps for other parks in the area to see where Market Rent is at. 

As a first step I would ask them what exactly they're talking about or where they saw that information (like on a TV ad or online), so at least you can open up communication channels and get a better of idea of what they're actually asking.
