After 12 years in the furnished rental game, I'd say that is a pretty good sample size. 

They are on a big push to get back in the game though, have you seen their recent ads stressing that they only list private homes?

That's their whole game!

Yup, every other entity I've seen doing flat fee is just playing a pricing game, it's not based on systems and operations being set for such, there just doing marketing or riding our tailcoat.     

Just know that it is a "no days off" kind of business and very mechanical.I would suggest documenting your process via video so that eventually you can bring people on to replace the different hats you will be wearing.Keep in mind of these 5 components of any wholesale business.lead generation, deal sourcing, underwriting, marketing, transaction coordination.

It helps a lot with networking on here.Other than that, be a sponge and soak up as much content to learn the game.

Like I said earlier, I am new to the game but learning as much and as fast as possible.

Additionally, they should be helping with taking video walkthroughs of the location and the property, estimating renovations/scope of work, helping you learn neighborhoods, building your real estate team, etc.
