Although I do not quite remember the wording, it is something like: If you are purchasing a property for a person other than yourself to live in ( this applies to flipping as well as landlords), and you are supervising the work being done, whether or not you are having work done by a GC, then you are acting in a role of GC and/or supervising or managing a project, and this requires YOU to hold a license.

Thank you for your answer :-) @John Kent, I would lve to give a house a second chance but I will not be there to "supervise" the work renovation and dealing that from out-of-state will be a headache.

My lawyer told me that labor law in my state had a simple means test to identify employees vs 1099 independent contractors. 1) to you directly supervise and or give directions to the employee?

Same applies when you hire a contractor to build a house, as you control many of the materials you want, agree on a timeline and should supervise to make sure they are doing it right.See the contradiction?

I'd hire a competent carpentry crew and stay in close communication with them, have them video call you daily if possible, maybe even travel to KCMO to supervise.
