Here in the Pacific Northwest any exterior (stairs) wood  rots quickly, so I choose to put my stairways inside.  1000sf for cars, 1000 sf on top, three rooms and full bath.

Day of the install after all the material is off the roof you’re asked for more money due to lack of material, i.e. compromised wood that was not inspected when it should have been.Just like a mechanic, you probably wouldn’t trust him if he told you you needed a new transmission but never popped the hood. 

PNW is 90% soft wood..

Carpentry is often wood related, but most true carpenters are not drywallers.  

Typical cosmetic (lifestyle) upgrades we do are better/more LED lighting, dimmers, flooring, paint, trim, solid wood door slabs in place of the hollow core etc.

Doesn't mean the owners are out of the woods, so I plan on trying to approach and see if there can't be some sort of deal there after all.

Lots of these new construction builds were done very cheaply, and since it is wood framing with siding, flashing stucco, etc; if the proper flashing drippage and caulking wasn't done correctly you will often find leaks.
