Now, in 2024, we're seeing $4,000 per month just on the main unit and $1,800 on the other unit of the duplex.Long story short, it's a long term play.

How will it all play out? 

I can't recall one ever sticking around to play it out.

If you understand the math of it all it should come very clear, the game is NOT best played (1) buying in all cash, (2) buying and sitting on a property for decades on end. 

The play book as you described is an old one when it comes to marketing themselves nothing different than what the how to trainer do.

Plus I just hit “Mark as played.”

When you have a proven track record of performance, then you can play with other people's money. 

So seems like a decent play for cash flow but not much for appreciation.
