I ended up with eviction attorney fees, process server fees--the only way they left was that they did not pay their water and electric and the utiity companies had shut them off--they left in the middle of the night and I got a house with smashed in doors, carpeting that had to be removed, holes in walls, a back yard that had all the trees cut down, and a garage full of junk that had to be hauled.

Quick update for all you investors and property managers- New York city has recently revised and updated its guidelines concerning fungi (mold) in the indoor environment.If your state does not have specific guidelines concerning mold remediation/cleanup, they probably defer to the NYC guidelines.

With indoor temperatures here 110 degrees in the summer, if a tenant's A/C unit go's out, you are going to pay for them to stay in a hotel until the repair company with a 3 week wait period can get out to your home, and hopefully, they have the parts in stock.

A tightly sealed home improves comfort and indoor air quality while reducing utility bills-make sure the building envelope is propery sealed (use polyseal) around all cracks, holes, etc..Again, a tightly sealed home improves comfort and indoor air quality while reducing utility bills. while the above statements wont be a huge marketing tool, they will help save "$mucho dinero$" in energy costs.

I have a guy looking to sell a few of his Broad Ripple properties that he bought over 10 years ago that are still cash flowing and have great renters, but he would sell them if someone really wanted to give him what the homes are actually worth....problem is, they don't really hit the 1% rule and are not "deals" like most investors want.
