It is possible to purchase properties in la belle province, or the rest of Canada, with little down payment, but such opportunities will be few and far - particularly in the larger urban centres - and you won't be finding them on the MLS.While one may have little money starting out, naturally one will have little experience.

If you want to invest out of province, if you have the capital I would suggest finding a reputable investor who is on the ground, and forming a partnership with this person.

Privacy laws in Canada make it rather unlikely you will find such lists to purchase (as it is illegal to sell personal information in that manner).You can target tax sale properties by watching the BC Gazette in the weeks leading up to tax sales (in NB they occur in April and October, but the timing is different in every province).
