Until I arrive in the area I don't feel I'll have a great grasp of the market down there and exactly where I'd look to invest. 

I think it would take me about two weeks of diligent searching to grasp a certain market - but I would need the help to discover recent sales, etc..It’s a treasure hunt; fun, exhilarating, and pure American Dream stuff. 

Since I went to college there, I'm pretty familiar with the town and have a good grasp on what rents well.

Don't grasp for the first person to walk through your door as your future tenant. 

Once you have a good grasp of what is going on, look to make your first offer.  

I am looking in areas that are more Air BnB friendly and starting to grasp that concept.  

Also there are books you can download And podcasts.Once you feel like you’ve learned enough to make a smart first purchase, run it through the calculators to make sure it is. post the numbers and we can guide you.Also read books like rich dad,poor dad and The richest man in Babylon to really get a grasp on the fundamentals of money.Congratulations on your start!

If you haven't you should probably do that to get a more accurate grasp of costs in your market.  

However, I've been working Google Adwords for about a dozen years (although I'm pretty rusty right now) and have a good grasp of how it works. 

These are great books to put you in the right mindset and grasp a good understanding of rental properties.
