I do plan to tweak mine at some point to include a few things I am interested in- length of lease desired and more info on their employment and reasons for moving, for now I just work those questions into the conversation.

It's when you have a tenant complaint, a fire, or code violation and your inspections are not up to date, then it comes out that you're not in compliance and they hit you with a bigger bat.They may tweak the inspector requirement to a licensed inspector, you can look for that lobby to bounce in.

Uncollected rent is probably gone.Get possession, CYA, get it re-rented and consider tweaking your lease agreement terms as well as asking for a co-guarantor, where possible, in future.
