Landlord Roommate Lease Agreement

I just purchased my first property. It is a 3/3.5 in Houston. I am planning on living in it until I can save up enough money to buy a second downpayment. Since I have two extra bedrooms, I am planning on leasing them out to speed up my savings. I already have two potential candidates (my old roommates from college). 

My questions: 

1) Does anyone know where I can find a lease agreement that will cover an owner-occupied lease? Most of the things I could find online were for a landlord renting out to a tenant who would have full use of the property. 

2) I have a short term lease agreement using just the standard texas lease agreement, but some of the clauses in there don't really work for me. Would it be ok to just amend the language in the current lease agreement myself, or do I need to get a lawyer to write a new one for me?

Great job on your 1st purchase and you can find some files here on BP.  go to Resources tab and click on the FilePlace and then search under contracts... but see attached link
